Dear Edgemere II Unit Owners & Residents:

The Edgemere II Board of Directors recently had an organizational meeting concerning the upcoming paving project. The paving contractor and the consulting engineer were in attendance at this meeting. We wanted to take this opportunity to bring you up to date on the plans that have been made to date. As we get closer to the start of the project, you will receive more detailed information. Unit owners will received a separate letter next month detailing the specifics of the Special Assessment and the lump sum payment option.

The paving project will include all paved areas of Edgemere II Condominium property, including all roadways, parking areas, curbing and sidewalks. The project will be done in two phases. Enclosed please find a map detailing those areas scheduled to be included in phase I or phase II respectively. Weather permitting, the contractor is planning to begin the week of May 19th. It is estimated the contractor will be on site four weeks, with each phase lasting approximately two weeks. Phase II will not begin until phase I is principally completed. The paving contractor will typically be on site Monday through Friday between the hours of approximately 7:00 a.m. to 5:00 p.m. During these hours, all motor vehicles will be prohibited from entering, exiting or parking in the phase being worked on. For the majority of the two-week duration of each phase, motor vehicles will be allowed in the construction zone after 5:00 p.m. However, there will be at least a one-day period when all vehicle traffic in a given phase will be prohibited. The contractor will be using cones and sawhorses to inform motorists where they can or cannot drive each day. The condominium association will be working with a towing company to insure the paving contractor has unencumbered access to all paved areas. Any towing expense incurred by the association in this regard will be backcharged to the responsible unit owner. In the event towing becomes necessary, all such motor vehicles will be relocated elsewhere on the property.

It is certain a project of this magnitude will be disruptive. The Board, the consulting engineer and the paving contractor will work diligently to see that all such inconveniences are kept to a minimum. The most challenging aspect of this project will be to provide adequate parking while portions of the property are restricted. Prior to the commencement of the project, you will receive further instructions in this regard. Beyond the immediate parking issue, other inconveniences will include a dusty and noisy worksite. Our office will be alerting the postal service and trash hauling company so that arrangements can be worked out to insure uninterrupted service. Kindly contact me immediately if you currently receive regular medical treatment at home through the Visiting Nurses Association or similar agency.
