Our roofing project will begin on April 28, 2008 and will last about thirteen weeks depending on the weather. The roofing company will be putting letters in the Hartford Courant boxes the week before they intend to start work on your building. Please follow their requests and requirements so that we can get this job done as quick and trouble free as possible. With a little luck the whole project will be complete by August. There will be a lot of maintenance work done on the property this spring and summer. All units with roofs over their front steps will have there support columns painted by the association this year. The work will be done by Tommy Farrell. Board Member Jim Lawrence has volunteered to paint the speed bumps for us this year, and we also intend to put in a new speed bump at the main entrance. We are also getting a price on having our sign at the main entrance repainted and repaired sometime this summer. As most of you know, board member Dave Korman started painting the numbered parking spaces last year and will continue the project this year and will also paint new lines. Please note that both Dave and Jim are doing this work at no cost to the Association except for the paint and materials. We also will be getting bids to correct the drainage and icing problem by units 105, 104, 103, 102, 101 and 100. This has been an ongoing problem for some time and we appreciate the patience of the owners of those units. We also intend to repair any damaged siding where needed this year. If you have any damaged siding, please let Don Grabon know so we can get it replaced. If you have a pellet stove we recommend that you have it thoroughly cleaned this summer to avoid any potential fire problems. Also note that all new installations of pellet stoves must first be approved by the board. All requests should be submitted to Don Grabon, and we recommend that you call Don first to find out what you need to do. It is also our intention to get the dumpster by units 64-69 replaced this year because of the condition it is in, and we are also looking into having centralized areas for recycling probably at each dumpster. Then unit owners will not have to be responsible for putting out and bringing in their blue basket which has really become an eye sore in some cases. We know the landscaper will appreciate it also. We know that we all get forgetful about things from time to time and so here is a reminder on some rules: Please do not leave any items in the common areas such as tables and chairs. They must be brought in at the end of each day. Gas grills are allowed on front steps and decks, but not on common areas, and gas grills are the only type of grills allowed because of the potential fire hazard from wood or charcoal type grills. Please do not place your grill directly next to the siding, so the siding does not melt from the heat and possibly cause a fire. Spare propane tanks, gas cans, bikes, chairs, etc are not to be stored in shrubs next to a unit. All bikes must be brought inside each night and not left outside. Remember the common area is for all of us to enjoy. We also ask that you please be considerate of your neighbors when walking your dog. Please make sure that you carry your plastic bag when walking your dog, so you can pick up after your dog as required by town ordinance and Edgemere II regulations. If you observe a resident not picking up after their dog, please notify our property manager Don Grabon so he can correct the problem. Last but not least, remember that pets are not permitted to be on common property when not in the company of the owner, and must always be on a leash at all times. Please observe these rules at all times. It should also be noted at this time, that all cats come under these regulations as well, and are NOT allowed outside without being on a leash with a person on the other end, and no cats or dogs are allowed to be tied outside of any unit for any reason. It should also be noted that we have had many complaints about roaming cats digging up gardens and sitting on top of cars, where they have scratched the paint and caused hundreds of dollars in damage. Remember if your cat is observed sitting on a vehicle and causing damage, you are responsible and liable for the damaged that is caused by your cat. If you use the beach this year please get a beach pass from Don Grabon or Ray Reynolds, and always bring it with you when you go to the beach. This helps in determining if any individuals who are using the Edgemere II beach area are residents or guests. We would also like to remind you to obey the beach regulations that were sent to everyone on April 9, 2008. In this way we can all enjoy the beach and lake. Any resident wanting to replace a deck floor with TREX material must get approval from the Board and White & Katzman. Only one Trex color is permitted at Edgemere II. That color is TREX “SADDLE.” Railings and spindles must stay as they are (wood and stained the color of the siding). The deck stain brand is listed below. If you intend to have a garden this year, remember it must have a definable border protecting it. The landscaper will not be held responsible for any damage to a garden that does not have a definable border surrounding it. Any garden that looks abandoned or unkept will be cleaned up by the landscape company and replaced with grass or mulch. We would also like to remind all unit owners and tenants that dumpsters are to be used for household waste ONLY. This means no furniture, appliances or hazardous waste such as paint cans, and no remodeling or construction materials. If you put any of these items in the dumpsters you will be subject to a fine by the association. Please respect our dumpster rules. If you have material that needs to be picked up, contact Don Grabon and he will help you. If anyone is going to paint their front door, garage door or deck, the paint numbers are on our web site. You must only use the paint listed on our web site and no other. For those of you who do not have a computer the paint numbers are as follows: The brown paint to be used on front doors and garage doors is Benjamin Moore Tudor Brown, soft gloss #096-62, and can be purchased at the East Hampton Ace hardware. The deck stain is as follows: Benjamin Moore Latex, Moorwood Solid Deck Stain Base: 0651b, can size one gallon. Shots: OY 16, RX 5, TG 6 Any one wishing to replace their storm door must first get approval from the board. We only permit two styles, and they must be dark brown in color. Pleas note that these prices are from 2006 and more than likely the price has increased. The Board would also like to remind everyone that any large parties in the common area must first be approved by the board in writing, especially if you intend to rent a play structure/or slide for the day. Please remember that noise travels very easily in a condo complex. We ask that everyone be aware of the sound level when having any outside gathering. We must all respect each others right to privacy and quiet surroundings that we are ALL entitled to as spelled out in the Edgemere II regulations. As you can see we have a very full plate this summer, and we ask all owners and tenants to please be patient with all that is going on. We know their will be some problems and we will do our best to correct and or solve them in the best interest of all residents of Edgemere II. In closing we would like to remind all parents that all children under the age of 12 must be accompanied by a parent at the beach. We also do not allow children to play on the docks or fish from the docks, and no pets, glass or grills are allowed on the beach or the docks. These are good rules for everyone’s safety and will be enforced. The Edgemere II Board wishes that you all have a wonderful safe and healthy summer.
